The Project in Detail
Pacovis AG produces high-quality meat, delicatessen and convenience products at its site in Stetten, and also supplies packaging solutions and consumer goods for the food industry. Due to sustained growth in food and non-food demand – and rapid growth in online sales – the need for office space increased significantly.
IE Food was appointed as general planner and general contractor for the planning and execution of a new office building of around 300 m², as well as the associated reception and break area.
Doubling office space capacities — the Challenge
For more than 20 years, IE Food has supported Pacovis AG as a long-standing partner and has progressively developed the site based on a long-term IE master plan. As the latest phase, IE Food designed a new office building on the roof of the wet production hall to double office capacity.
This created two construction sites within the heart of the production infrastructure – both of which had to be executed while operations continued.
New office construction thanks to expertise from a single source — the success factors
1. IE master plan for a sustainable production site
Developed together with IE Food, the IE master plan enables Pacovis AG to respond flexibly to market changes and to implement planned construction projects within a long-term strategy. For example, a potential expansion of the wet production building was considered ten years ago to increase meeting rooms and office workstations from 80 to 155.
2. Sophisticated phasing plan
For the planned expansions, IE Food delivered the project in two parts: first, a second floor was built on the roof of the wet production hall; second, the reception area for customers and visitors was refurbished. Both construction sites required measures to minimise noise and prevent contamination of hygiene-sensitive zones.
With a well-structured phasing approach, construction progressed smoothly during ongoing operations.
3. Architectural unity with a functional spatial concept
The new office floor forms an architectural unit with the existing wet production hall: for example, the windows follow the same grid across the building, while the spatial organisation is based on a proven modular furnishing programme. In addition, deliberately compact meeting rooms with lockable doors were integrated as ‘islands’ within the larger open area.
4. Innovative climate control solution
Behind the pipework and installations is a forward-looking concept for sustainable office cooling based on groundwater. Combined with highly energy-efficient LED lighting, this creates an acoustically and aesthetically convincing solution – and an all-round pleasant indoor environment.
5. Goal-oriented and effective planning
